Our many years of owner experience have taught us that management makes all the difference - especially in times of crisis. We have identified talent scarcity and subpar property operations as two of the largest and most consist challenges our industry faces.


We see this as an opportunity to build something different; attracting top talent to lead an operations-first organization where all levels of management are incentivized to drive performance in alignment with the overall health of the business; retention, revenue, and bottom line NOI.  


We rebranded to ResProp in September 2018, marking the early stages of what we knew would be a transition ...... strategic shift to solely focus on third party management. 

We know who our primary customer is, our Owners. We view all we do through the lens of our Owners and communicate proactively with full transparency of what is happening in the business. 

We currently manage $1B+ in assets and have consistently seen 10% revenue growth year-over-year; but this is just the beginning.

Our History

Our 200+ professionals across the United States provide localized networks, market and submarket intel, and talent sourcing. We have operational bases in Texas and Florida — giving us deep local strength and geographic reach.

Our performance and growth comes from the drive and development of our people.  Our people grow through experiences, tours of duty that stretch people beyond what they believe is possible. We want to see 80% of our leadership team built from within continuously infusing external talent from all service industries to keep our minds sharp and our eyes fresh with new thinking and ideas.

Entry level hires come in through our Biz Tech Program. The purpose of BizTech is to attract high-quality individuals fresh out of University who have an entrepreneurial hunger and ability to learn and execute. These motivated individuals rotate through business segments and are intentionally developed to Rise-Up into the leaders of tomorrow. 


As an Owner, you should expect our teammates to manage your assets with urgency, transparency, proactive communication, and results.

Our Talent

ResProp has developed a nimble, flat org structure that maximizes our Regional Manager’s availability for on-site teams and business planning/communication for owners.

At ResProp, our Regional Managers are optimized with smaller spans of control  our RM oversees <1500 units -- 5-7 assets -- 3 or fewer ownership groups- and is on-site at minimum 3-days per week

 RMs must be on the ground relentlessly coaching performance to have an immediate and lasting impact.  they are the primary point of contact for Owners, providing proactive business updates, marshalling support resources to optimize performance, and making calculated business decisions with intimate knowledge of the markets they live and operate in.
